The Bank of Canada was back in the headlines this week, announcing a 25-basis-point increase to its overnight lending rate, bringing it to 2.50%. The decision reflects renewed inflationary pressures and suggests that further interest rate reductions are unlikely in the near term.

The Bank also indicated that additional increases could be necessary, although it intends to proceed cautiously as it evaluates economic conditions over the coming months.

From a real estate perspective, the Bank’s outlook remains somewhat conservative. In its latest Monetary Policy Report, it described expectations for housing activity as “subdued,” citing ongoing affordability challenges, slower population growth and higher borrowing costs. The Bank is forecasting relatively modest growth in residential investment through 2027 and 2028, suggesting that a dramatic rebound in the national housing market isn’t necessarily on the horizon.

While that might not be the news buyers and sellers were hoping for, I think it’s important to remember that national forecasts don’t always tell the whole story, particularly in a unique market like Southern Georgian Bay.

And if October is any indication, there are reasons to be encouraged.

After a relatively quiet summer and early fall, we’ve seen a noticeable improvement in activity across our local market. A number of notable properties have sold conditionally or firmed up throughout October, suggesting that buyers who have been patiently watching from the sidelines are beginning to recognize opportunities.

I believe a few factors are contributing to this renewed interest.

Perhaps most importantly, we’re seeing more sellers adjust their expectations and introduce pricing that better reflects current market conditions. In many cases, these adjustments are creating compelling opportunities for buyers who have been waiting for the right combination of property and price.

Interestingly, the Bank of Canada’s more subdued housing outlook may actually help move this process along. With interest rate pressures persisting and expectations for a meaningful market recovery remaining modest, it may become increasingly clear to sellers that a material turnaround in market conditions is unlikely in the short term. For those who have been holding out in anticipation of a stronger market, this could provide the motivation to finally sharpen their pricing.

While that may sound counterintuitive, more realistic seller expectations could be exactly what our market needs to generate additional activity and bring buyers and sellers together. In a market where inventory remains elevated and buyers have considerable choice, competitive pricing is often the difference between a property sitting on the market and a successful sale.

The spectacular October weather certainly hasn’t hurt either. With beautiful fall colours and unseasonably pleasant temperatures, it’s been an ideal month to showcase everything our region has to offer. For buyers considering a recreational property or a move to the area, it’s difficult to imagine a better time to experience Southern Georgian Bay.

I also suspect we’re beginning to see a shift in buyer psychology. After several years of uncertainty surrounding interest rates, inflation and property values, some buyers appear increasingly comfortable making decisions rather than continuing to wait for the perfect market conditions.

And that’s encouraging.

Looking ahead, I remain cautiously optimistic about the opportunities in our market. While inventory remains elevated in certain segments, we’re beginning to see the benefits of more realistic pricing and a healthier balance between buyer and seller expectations.

I don’t necessarily believe we need a dramatic reduction in interest rates to see an improvement in market activity. What we need is confidence, realistic expectations and a willingness on both sides to recognize fair market value.

October has provided some encouraging evidence that we’re moving in that direction.

As we approach the final months of the year, I expect well-positioned properties to continue attracting attention, particularly from buyers who recognize that today’s market offers a level of selection and negotiating opportunity that hasn’t been available for quite some time.

The broader economic outlook may remain uncertain, but there’s a lot to like about the opportunities emerging here in Southern Georgian Bay.

And after a challenging stretch for our local real estate market, it’s refreshing to see some positive momentum.
