A motivated seller is typically someone who needs to sell -  whether due to personal or financial reasons. These sellers are often more flexible on price or terms, making it easier to negotiate a favourable deal. So how do you spot them? Here are three telltale signs:

1. Meaningful Price Reductions 🔖

Let’s start with the obvious - price drops! If a listing has been sitting for a while and the price has been adjusted to reflect buyer feedback or market conditions, it could signal an opportunity. But not all reductions are created equal - a small cut (say, from $999,000 to $995,000) could actually signal a seller’s lack of motivation, in contrast with a more substantial market-aligned reduction that shows the seller is serious about capturing buyer’s attention.

2. Higher-Than-Average Buyer Agent Commission 💼

In most markets, the cooperating broker commission (the amount offered to the agent who brings the buyer) is fairly standard. But if you spot a listing offering above the norm - for example, 3% instead of 2.5% - that’s a subtle sign the seller is eager to incentivize showings. It’s not a guarantee of flexibility, but it is a good indicator they want action quickly.

3. A Firm Possession Date 🗓

When a seller requests a specific possession or closing date - like “July 30th” instead of a flexible range such as “30-60 days” - it often means they have a timeline they need to stick to. This could be due to a purchase they’ve already made or another life event driving urgency. Buyers who can align with the seller’s desired timeline may have more negotiating power.

Motivated sellers are more likely to entertain reasonable offers, be open to negotiation, and work with your contingencies.
