Labour Day marks more than the unofficial end of summer. In real estate, it typically signals the beginning of the fall market, traditionally our second-most-active selling season after spring.
As summer holidays come to an end, families return to their regular routines and attention shifts back to decisions that may have been postponed during July and August. Buyers begin watching new listings more closely, while homeowners who hope to move before winter start preparing their properties for sale.
This fall, however, another factor could influence market activity: the ongoing trade negotiations between Canada and the United States.
At the time of writing, the two countries appear to be moving closer to an agreement, although important details have yet to be finalized. Whether Canadians ultimately view the terms as positive or negative, reaching an agreement could still provide something that has been noticeably absent from the market: greater certainty.
Why Certainty Matters
Real estate decisions are influenced by more than interest rates, inventory and home prices. Consumer confidence also plays a significant role.
When people are uncertain about the economy, employment or the future cost of living, they tend to delay major financial decisions. Even buyers who are qualified and genuinely interested in moving may choose to remain on the sidelines until the outlook becomes clearer.
Certainty helps shape sentiment. Sentiment builds confidence, and confidence drives buyer action.
A trade agreement would not resolve every economic concern, nor would it guarantee an immediate surge in home sales. However, a clearer understanding of Canada’s trading relationship with the United States could remove one source of uncertainty and give some buyers the confidence to re-enter the market.
What Could This Mean for the Fall Market?
The combination of a traditionally active selling season and a more predictable economic outlook could create an opportunity for both buyers and sellers.
For sellers, preparation and pricing will remain critical. Buyers continue to be selective, particularly when they have several competing properties to consider. Homes that are well presented, accurately priced and clearly positioned as good value will have the strongest opportunity to stand out.
For buyers, the fall market may bring new inventory and motivated sellers, creating opportunities that were not available during the quieter summer months.
There is no guarantee that the market will suddenly take off after Labour Day. However, fresh inventory, renewed buyer attention and greater economic certainty could help generate more activity than we have seen over the summer.
